Shankland Cox as a multi-disciplinary practice were selected by way of a design competition to design a fully integrated shopping mall reflecting the local culture and architectural heritage of the region. The brief was to provide for a family oriented retail environment at the same time aligning the design with the clients business goals and commercial aspirations.
The design approach is an emphasis on and in support of on-going research of this type of industry incorporating the latest ideas in family entertainment, food courts, multplex cinema. With a total building gross area of 113,840 sqmt distributed over a two storey development with many retail features ranging from small retailing to large anchor stores, the street elevation has also been given a careful and sensitive appearance relating to the interior design of the mall.

Shankland Cox Ltd. were appointed by Aldar to develop the Benoy architectrual concept drawings to full detail Architectural, Structural, MEP and Site Infrastructure within the retail site area. Shankland Cox also provide site supervision overview.
The scale of the project covered a retail mall, with a built-up area of over 300,000 m², 4 multi-storey car parks, 2 4/5 Star Hotels, a Welcome Pavilion and Italian Boulevard with associated landscaping and infrastructure development.

SCL were also appointed to supervise construction on site and to ensure the highest standard of quality was achieved.
The multi-storey car parks, welcome pavilion, retail, site enabling works and infrastructure were completed on site, when Aldar elected to re-consider the entire development in the light of world economic down turn.

Shankland Cox Ltd. were engaged by AAM to design a new shopping facility based on a traditional arab souk, with outlet for fresh fish, meat and poultry.
SCL developed the master plan with Al Ain Town Planning Dept. and prepared designs for all disciplines and subsequently supervised construction on site.
